Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Palm Harbor: what the drying job runs into

When a floor is wet in Palm Harbor, the call routes to an independent local contractor for water damage restoration, across town and out to Westlake Village, Crystal Cove Villas, and Villas of San Marino. The ridge and hip tiles here are bedded in mortar, which cracks and lets water in at the top.

How these houses are built

The typical Palm Harbor house dates to 1985, with about three quarters of the stock (75 percent) built before 1990, so the assemblies that get wet are mostly mid 1980s work. Around a median of 1985 with three quarters of the stock older, the roofs are barrel tile with the ridge and hip courses bedded and pointed in mortar rather than fixed dry, and that mortar is the part of the roof that moves most and fails first.

The climate a job dries in

A normal year here delivers 55.21 inches, 10.21 of them in July, against a warm season that peaks at 83.3 degrees in August; rain recorded at DUNEDIN 2.8 ESE 3.5 miles away and temperatures at TARPON SPGS SEWAGE PLT 4.7 miles away. July is the wettest month at over ten inches of a fifty-five inch year and no month averages a freeze, so the roof takes an enormous volume in the wet season; mortar that has cracked at the ridge admits it at the highest point, from which it runs the whole slope.

The way a loss ends here

  • Mortar bedding at the ridge and hips, so the highest part of the roof depends on a material that cracks
  • Water entering at the top, so it runs the full length of the slope under the tile before it comes in
  • A failure invisible from the ground, because a cracked ridge looks the same as a sound one from below

Frequently asked questions

Why does the ridge fail before the rest of the roof?

Because it is mortar rather than tile. The ridge and hip courses are bedded and pointed in it, and that material moves with heat and cracks, where the tiles either side of it do not. It is the one part of the roof made of something that ages differently.

Where does the water end up?

A long way down. Getting in at the ridge means running on the underlayment the whole length of the slope before it finds a way through, so the point it enters the building can be near the eaves. The mark inside says nothing about where the failure is.

Can the ridge be repointed?

It can, and it is the usual repair, but the ridge has to come off to do it properly rather than being patched over. Pointing over cracked mortar puts a skin on something that has already failed and it opens again in a season or two.
