Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Palm Bay: what the drying job runs into

Water damage restoration by an independent local contractor covers Palm Bay together with Bayside Lakes, Lockmar Estates, and Holiday Park. The outside walls here are block and the inside walls are wood, so one room has two kinds of framing.

How these houses are built

Ask when the houses in Palm Bay were built and the answer is 1993 at the median, 44.8 percent of them finished by 1990. Around a median of 1993 with under half the stock older, the shell is concrete block and the partitions inside it are timber studs on the slab, which means a single room is enclosed by one material that cannot rot and another that can, meeting at every corner.

The climate a job dries in

No month in Palm Bay has a normal low below freezing, and January is the coolest at 49 degrees. The rain side of the calendar peaks in June at 9.72 inches of an annual 59.95; rain recorded at PALM BAY 2.6 SSE 1.4 miles away and temperatures at PALM BAY 3 miles away. June delivers over nine inches of a sixty inch year and nothing freezes, so the building runs warm and damp through the wet season; the block holds water and gives it back slowly while the timber beside it is the part that will not survive being left, so the two are worked differently.

The way a loss ends here

  • Two framing materials in one room, so the same water is a drying question on one wall and a removal question on the next
  • Timber partitions standing on the slab, so the bottom of an interior wall takes floor water directly
  • Block that reads high for days after the timber is dry, so the room cannot be signed off on one set of readings

Frequently asked questions

Why are the inside walls treated differently from the outside ones?

Because they are made of different things. The shell is block, which holds water and gives it back slowly but does not deteriorate, and the partitions are timber on the slab, which dries faster but will not survive being left wet. The same loss is a patience problem on one wall and an urgency problem on the other.

Which one dries first?

The timber, usually by several days, and that is the trap. A room where the partitions have come down to a normal reading can still have block walls feeding moisture back into the air, so the readings on the masonry are what decide when the room is finished rather than the framing.

What happens at the bottom of an interior wall?

It takes the floor water first and worst. A timber partition stands on the slab with its plate in contact with the concrete, so anything crossing the floor is wicked into the bottom of the wall immediately. That is where the board comes off and where the readings are taken.
