The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Orlando: what the drying job runs into
Water damage restoration by an independent local contractor covers Orlando together with Lake Nona and Bal Bay. Much of the housing went up after 1990 in large subdivisions, so drywall, engineered wood and floating floors, not plaster and hardwood, are what a loss touches.
How these houses are built
The typical Orlando house dates to 1992, with about half of the stock (46.9 percent) built before 1990, so the assemblies that get wet are mostly early 1990s work. Tract houses from the 1990s and later dominate: slab-on-grade, wood or block, with drywall, vinyl plank or laminate floors and particleboard cabinets, so a loss is mostly a question of which of those newer materials can be saved, and most of the floating floors and cabinet bases cannot.
The climate a job dries in
No month in Orlando has a normal low below freezing, and January is the coolest at 49.5 degrees. The rain side of the calendar peaks in June at 8.05 inches of an annual 51.45; both figures recorded at ORLANDO INTL AP, 4.6 miles away. Rain peaks in June with the start of the daily storm season and the air stays heavy through September, so drying runs are longest in summer, while a loss in the drier winter months can be brought to a reading in a few days without fighting the outside air.
The way a loss ends here
- Floating vinyl-plank and laminate floors from the 1990s and later swelling at the joints within a day, so the floor comes up and the slab is dried underneath
- Particleboard cabinet bases in newer kitchens wicking a dishwasher leak, so the cabinet run is pulled rather than dried
- Daily summer storms keeping indoor humidity high, so a small loss still runs on sealed dehumidification for a full week

Frequently asked questions
Will vinyl plank flooring survive a leak in a newer house here?
The planks sometimes do; the floor as laid usually does not. Water gets under a floating floor and sits on the slab, where it cannot dry through the surface, and the joints swell within a day. The contractor lifts the floor, dries the slab to a reading, and the planks are relaid or replaced afterward.
How long will the equipment run for a June loss in a slab house?
About a week is typical, longer if the water reached cabinets or wall cavities. June opens the storm season and the outdoor air is already humid, so the drying runs sealed and the dehumidifiers do most of the work. The contractor reads the slab and the drywall daily and the equipment leaves on the numbers.
The kitchen cabinets got wet along the bottom. Can they stay?
Solid-wood boxes often can; particleboard bases in the newer tract kitchens usually cannot. Particleboard swells once wet and does not return, and the toe kick hides the damage. The contractor pulls the toe kicks, reads the bases, and removes the run where it has swollen so the wall behind it can be dried.
