Water Out, Structure Dried

North Miami, FL Water Damage Restoration

Homes across North Miami and the rest of Florida get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to North Miami

Water damage restoration by an independent local contractor covers North Miami together with Keystone Point, Sans Souci, and Sunkist Grove. The walk-up buildings here reach units by open catwalks, so water runs off the walkway and in at the door rather than through a wall.

What is behind the walls here

85.7 percent of North Miami's housing was standing before 1990, around a median build year of 1967, and that era decides what a contractor finds once the drywall is off. Around a median of 1967 with over eight in ten homes predating 1990, a great deal of the stock is two and three story walk-up built around open exterior corridors, so the entry to each home is a door onto a deck that is outdoors, and the floor inside starts at the same level as that deck.

The drying weather

June brings 9.13 of the 65.88 inches North Miami sees in a normal year, and August averages 83.1 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at BISCAYNE PARK 0.3 E 1.4 miles away and temperatures at N MIAMI BEACH #2 4.5 miles away. June is the wettest month of a sixty-six inch year and nothing freezes, so the heaviest rain falls in warm weather on an open walkway; the water that comes in at a door in that season lands in a building that will not dry it without equipment.

Where these losses tend to land

  • Open exterior corridors draining toward unit doors, so water enters at door level rather than through the building fabric
  • Interior floors level with the outside deck, so there is no step to hold water back at the entry
  • Entry halls and closets taking the water first, so the wet area starts at the door and moves inward through the plan

Frequently asked questions

Water came in at the front door. Is the building leaking?

Usually not in the sense of a failure. These homes open onto an outdoor walkway, and the floor inside is at about the same level as the deck outside, so heavy rain that ponds on the corridor comes in at the entry. It is a drainage condition on the walkway rather than a fault inside the building.

How far in does it usually reach?

Further than the hall, because it runs under the covering. The entry area takes it first, then it spreads beneath flooring into the rooms beyond, so the wet line on the surface is not the wet line underneath. The floor is mapped with a meter before anything is lifted, which usually extends the scope.

What comes out first in a loss like this?

Whatever is at the door. Entry matting, the covering in the hall, and anything stored at floor level in the nearest closet, since all of it holds water and keeps releasing it into the room. The wall bases along the entry are read next, because the plate there took water at the same moment.
