Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

North Miami Beach: what the drying job runs into

When a floor is wet in North Miami Beach, the call routes to an independent local contractor for water damage restoration, across town and out to Skylake and Presidential Estates. Original waste lines in these 1960s buildings have corroded down to a fraction of their bore, so blockages back up into the floor.

How these houses are built

86.1 percent of North Miami Beach's housing was standing before 1990, around a median build year of 1967, and that era decides what a contractor finds once the drywall is off. Around a median of 1967 with nearly nine in ten buildings older, the drainage is still largely original metal, and decades of corrosion have narrowed those lines from the inside; what reaches a job here is often not a supply failure at all but a blockage that has pushed drain water back out at the lowest fixture.

The climate a job dries in

A normal year here delivers 65.88 inches, 9.13 of them in June, against a warm season that peaks at 83.1 degrees in August; rain recorded at BISCAYNE PARK 0.3 E 3.4 miles away and temperatures at N MIAMI BEACH #2 3.4 miles away. June brings over nine inches of a sixty-six inch year and no month comes near a freeze, so the building is warm and humid when these losses arrive; drain water in that condition is handled on a short clock, and the porous materials it reached come out rather than waiting on any reading.

The way a loss ends here

  • Waste lines narrowed by corrosion, so the failure is a backup at the lowest fixture rather than a leak at a joint
  • Drain water across finished floors, so materials are removed on what the water was rather than on how wet they are
  • One blocked line serving several homes, so the lowest home takes the loss for the ones above it

Frequently asked questions

Why did this come up through a shower rather than a pipe bursting?

Because the line did not break, it closed. Decades of corrosion narrow an old metal waste line from the inside until it will not carry what is put into it, and the water then leaves at the lowest opening in the system. That is usually a ground-floor shower or floor drain, which is why the damage is nowhere near the blockage.

What can be kept after drain water?

Less than after a supply failure, and the decision is quick. Porous materials the water reached come out regardless of how wet they read, because what is in the water matters more than how much of it there is. Framing and masonry are cleaned and then dried, so the structure generally stays.

Does this affect more than one home?

Frequently, and not the ones you would expect. A single blocked line can serve several homes stacked above each other, but the water leaves at the lowest point, so a household that did nothing takes the loss while the blockage sits two floors up. The line is traced through the building before anything is put back.
