Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Miramar: what the drying job runs into

When a floor is wet in Miramar, the call routes to an independent local contractor for water damage restoration, across town and out to Historic Miramar and Town Center. The pan beneath the air handler drains through a separate line that ends somewhere a person is meant to notice it.

How these houses are built

37.8 percent of Miramar's housing was standing before 1990, around a median build year of 1996, and that era decides what a contractor finds once the drywall is off. Around a median of 1996 with under four in ten predating 1990, these houses put the cooling equipment in an interior closet or a garage with a drain pan under it, and that pan has its own line run to a conspicuous point outside.

The climate a job dries in

September brings 9.59 of the 66.96 inches Miramar sees in a normal year, and August averages 84 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at MIRAMAR 3.0 WNW 2.8 miles away and temperatures at MIAMI OPA LOCKA AP 5.8 miles away. September is the wettest month at 9.59 inches of a 66.96-inch year and no month averages a freeze, so the equipment runs and condenses through nearly the whole year; the primary drain has a great deal of water to carry and a long season to block in.

The way a loss ends here

  • A backup system that only works if somebody sees it working, so it depends on being noticed
  • A pan with a shallow depth taking the whole output of a blocked drain
  • A closet or garage location where an overflow reaches finished floor before anyone looks up

Frequently asked questions

What is the second pan and line for?

It catches what the main drain has stopped carrying. The primary line takes condensate away continuously, and when algae or sludge blocks it the water backs up into the pan under the equipment. The secondary line then carries it outside to a visible spot, which is the whole point of where it comes out.

What does water dripping outside mean?

That the main drain has already failed. It is not a fault in itself; it is the warning that the system was designed to give. Left alone, the pan eventually fills faster than that line can empty it, and then the overflow goes into the closet floor or the ceiling below.

How often does the main line need attention?

Once or twice a year in this climate, and it is simple work. The line is flushed and treated so that the growth in it does not close it off, usually at a service visit. A household that knows what the outside drip means has a warning; one that does not gets a ceiling.
