Water Out, Structure Dried

Margate, FL Water Damage Restoration

Homes across Margate and the rest of Florida get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Margate

When a floor is wet in Margate, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The window frames in this stock are aluminum set straight into block, and aluminum in damp masonry corrodes.

What is behind the walls here

Roughly 20,856 of Margate's 26,356 homes went up before 1990, putting the median build year at 1978; what dries in place and what comes out follows from that. Around a median of 1978 with nearly eight in ten houses older, the original windows are aluminum frames bedded directly into the block openings, with no separate buck and nothing isolating the metal from the masonry.

The drying weather

A normal year here delivers 56.5 inches, 8.13 of them in September, against a warm season that peaks at 84.1 degrees in August; both figures recorded at FT LAUDERDALE EXECUTIVE AP, 4.3 miles away. September is the wettest month at 8.13 inches of a 56.5-inch year and no month averages a freeze, so the wall is wet often and never frozen; aluminum against damp cement corrodes steadily in exactly those conditions.

Where these losses tend to land

  • Metal bedded in masonry, so corrosion works at the joint from inside the wall
  • Frames that swell as they corrode, so the surrounding block is pushed apart
  • The same bedding detail at every window, so one house carries a dozen of them

Frequently asked questions

Why does aluminum corrode against block?

Because cement is alkaline and aluminum does not tolerate that. Set directly into masonry with nothing between, the frame reacts wherever the wall is damp, and the product of that reaction takes up more room than the metal it replaced.

What does a swelling frame do to the wall?

Opens it. The swelling frame pushes against the block and the mortar around it, which cracks the bedding and creates a gap at the perimeter of the opening. Water then has a path in, which accelerates the corrosion that caused it.

Can the frames be saved?

Rarely once it has gone that far, and it is worth being direct about it. Resealing around a frame that is actively expanding buys a season. Replacement with a unit set in a proper buck removes the mechanism rather than delaying it.
