Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Jupiter: what the drying job runs into

When a floor is wet in Jupiter, the call routes to an independent local contractor for water damage restoration, across town and out to Valencia. At seventy-two inches a year the storms drive rain in through the roof vents themselves rather than through a leak.

How these houses are built

Roughly 16,289 of Jupiter's 31,257 homes went up before 1990, putting the median build year at 1989; what dries in place and what comes out follows from that. Around a median of 1989 with about half the stock older, the roofs are vented at the soffit and the ridge in the ordinary way, and in a climate this wet those openings are asked to admit air while excluding rain that is arriving horizontally.

The climate a job dries in

No month in Jupiter has a normal low below freezing, and January is the coolest at 57.7 degrees. The rain side of the calendar peaks in June at 10.06 inches of an annual 72.19; both figures recorded at JUNO BEACH, 5.5 miles away. June is the wettest month at over ten inches of a seventy-two inch year, the heaviest annual total on this coast, and nothing freezes; rain at that intensity arrives driven rather than falling, and a vent is an opening whichever direction it comes from.

The way a loss ends here

  • Ventilation openings admitting driven rain, so the attic wets through the detail meant to keep it dry
  • Water arriving at the eaves and the ridge, so the wet area is the edges of the ceiling rather than the middle
  • A roof that is sound, so an inspection finds nothing and the search moves to the wrong place

Frequently asked questions

How does rain get in through a vent?

By arriving sideways. Soffit and ridge openings are built to let air pass and to shed rain that falls, and in a storm here the rain is driven horizontally at the building, so it goes in through the opening exactly as the air does. Nothing has failed.

Which part of the ceiling gets wet?

At the edges of the ceiling below and along the ridge line, rather than in a patch in the middle of a room. That pattern is the giveaway: a leak produces a local mark and this produces wetting along the lines where the vents are.

Is there a way to stop it?

Baffled vents at the soffit and a ridge product designed for driven rain both help a great deal, and neither is what most of these were built with. It is raised during the work, because the roof will otherwise do the same thing in the next storm.
