Water Out, Structure Dried

Indian River Shores, FL Water Damage Restoration

Homes across Indian River Shores and the rest of Florida get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Indian River Shores

When a floor is wet in Indian River Shores, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. The ground floor of these houses is built to be given up, with the living space raised a full story above it.

What is behind the walls here

The typical Indian River Shores house dates to 1987, with close to three fifths of the stock (56.4 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Around a median of 1987 with a little over half the stock older, the houses on this barrier island were built with the lowest level given over to parking and storage and the rooms people live in raised above it, which means the bottom of the building is finished to a standard that expects water.

The drying weather

On the 1991–2020 normals, Indian River Shores gets 56.4 inches a year with September heaviest at 7.62, and the drying season runs from a 63.5-degree January to a 83-degree August; both figures recorded at VERO BEACH 4SE, 4.2 miles away. September is the wettest month at over seven inches of a fifty-six inch year and no month averages a freeze, so the wet season runs long and warm; a lower level built to be given up still has to be dried, because the structure above it is not sacrificial at all.

Where these losses tend to land

  • A lowest level finished to expect water, so what is down there is simple but the structure through it is not
  • Living space a full story up, so a lower-level loss does not damage finishes but does reach the floor above
  • Columns and stairs passing through, so the elements carrying the house are the ones standing in the water

Frequently asked questions

If the ground floor is meant to flood, what is there to do?

Dry the structure rather than the finishes. The lowest level is built simply because it expects water, so there is little to lose down there, but the columns, the stairs and the underside of the floor above are carrying the house and none of that is sacrificial. Those are read and dried.

Does water reach the living space?

Not usually as water, but often as moisture. The floor above a wet lower level takes it from below, and the stairwell carries humid air straight up into the house, so the rooms people use get damp without anything having reached them. That is what the drying is actually for.

What is worth checking after the water goes?

The underside of the raised floor and everything passing through the lower level, which is where the building is rather than where the damage looks. A lower level that has been wet several times over the years shows it in the structure long before it shows anywhere anyone lives.
