Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Horizon West: what the drying job runs into

When a floor is wet in Horizon West, the call routes to an independent local contractor for water damage restoration, across town and out to Lakeview Pointe and The Highlands at Summerlake Groves. These houses stand a few feet apart with one wall on the boundary, so that side cannot be reached at all.

How these houses are built

Roughly 493 of Horizon West's 23,809 homes went up before 1990, putting the median build year at 2014; what dries in place and what comes out follows from that. With a median of 2014 and barely one home in fifty predating 1990, this is new building at high density: houses sited hard against one boundary with a narrow gap to the next, which means one full elevation of every house has no working room beside it.

The climate a job dries in

A normal year here delivers 51.3 inches, 8.76 of them in June, against a warm season that peaks at 82.8 degrees in July; rain recorded at BAY LAKE 4.1 WSW 5.9 miles away and temperatures at ORLANDO W 6.2 miles away. June brings close to nine inches of a fifty-one inch year and no month averages a freeze, so the wet season is long and heavy; a wall that cannot be reached from outside in that stretch is dried from within the house, whatever would have been easier.

The way a loss ends here

  • One elevation on the boundary, so that wall can never be opened from the weather side
  • A narrow gap on the other side, so equipment and material have to go through the house rather than around it
  • Drying that has to happen inward on a wall built to dry outward, so the approach is decided by access rather than by the assembly

Frequently asked questions

Why is the wall being opened from inside the room?

Because there is no outside to work from. One elevation sits on the boundary with no working room beside it, so the choice that would normally exist, opening from the weather side where that is easier, is not available. The board and the insulation come off the room face instead.

Does working inward change how long it takes?

It changes what the house goes through more than the calendar. Working inward means living space is opened up and equipment sits in rooms people use, so the household feels the whole job rather than part of it. The drying itself runs at much the same pace once the assembly is open.

How does anything get to the far side of the house?

Through it. With a boundary on one side and a narrow gap on the other there is no route around the building for equipment or for material coming out, so everything is carried through the living space. Protecting that route is part of the setup rather than an afterthought.
