Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Dania Beach: what the drying job runs into

When a floor is wet in Dania Beach, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. These houses were given new windows and sealed walls under an airport noise program, so the building no longer breathes at all.

How these houses are built

Ask when the houses in Dania Beach were built and the answer is 1977 at the median, 74 percent of them finished by 1990. Around a median of 1977 with three quarters of the stock older, a great many of the houses under the flight path had their windows replaced and their walls sealed and insulated to keep the noise out, which was done to every opening at once.

The climate a job dries in

June brings 9.55 of the 60.95 inches Dania Beach sees in a normal year, and August averages 84 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at FT LAUDERDALE HOLLYWOOD AP, 1.2 miles away. June is the wettest month at 9.55 inches of a 61-inch year and no month averages a freeze, so the outside air is warm and saturated all year; a building sealed against sound is also sealed against any chance of drying to the outside.

The way a loss ends here

  • A building envelope closed up tight, so moisture that gets in has no route out
  • Work done to every opening in one campaign, so the same detail repeats right around the house
  • An improvement nobody associates with damp, so the retrofit is never considered as a cause

Frequently asked questions

What did the noise retrofit actually change?

The whole outside of the house. New sealed windows went into every opening, gaps were closed, and insulation went into the walls, all of it aimed at keeping sound out. It works for that, and it takes away the small leaks a building used to dry through.

Why does that matter in this climate?

Because there is nowhere dry to send the moisture. The air outside here is warm and humid every month of the year, so a wall that gets wet inside a sealed assembly cannot dry outward, and the air conditioning is the only thing taking anything out.

Does it change how a loss is dried?

It changes how long it takes. A sealed house holds what it has, so the equipment does all the work with no help from the building, and readings come down more slowly than the same loss in an unretrofitted house two streets away.
