The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Commerce City
When a floor is wet in Commerce City, the call routes to an independent local contractor for water damage restoration, across town and out to Buffalo Mesa and Reunion. The furnace and water heater here sit in a closet on the upper floor, above finished rooms rather than below them.
What is behind the walls here
Roughly 6,417 of Commerce City's 23,169 homes went up before 1990, putting the median build year at 2005; what dries in place and what comes out follows from that. With a median of 2005 and under three houses in ten predating 1990, the houses are tall and narrow on small lots with no basement, so the mechanical equipment was put in a closet upstairs; the tank and the furnace stand over living space instead of under it.
The drying weather
Drying here is a July job at one pace and a January job at another, 74.1 degrees against 30.2; the 14.11 inches a year peak in May at 2.35, both figures recorded at BRIGHTON 3 SE, 4.7 miles away. May is the wettest month at under two and a half inches of a fourteen inch year and five months average a low below freezing, so almost no water arrives from outside; what reaches these houses comes from the equipment, and the dry air means an opened ceiling comes down quickly once it is reached.
Where these losses tend to land
- Mechanical equipment above finished rooms, so a failure works downward through the building rather than onto a floor
- A closet on an upper floor with no drain, so the volume goes into the floor structure immediately
- Very dry air, so the surfaces come back fast and the closed floor cavity lags well behind them

Frequently asked questions
Why is the equipment upstairs?
Because there is nowhere else on a plan like this. The houses have no basement and a small footprint, so the closet that would have been in a cellar is on an upper floor instead. It works perfectly well until something fails, at which point everything it holds is above the rooms people use.
What does a tank failure up there involve?
The floor structure under the closet and the ceiling below it, on both counts. The volume arrives at once with no drain in the closet, so it goes into the floor immediately and appears downstairs within minutes. The ceiling is opened along the run and the cavity between the two is where the work is.
Does the dry climate finish this quickly?
The rooms yes, the cavity no. With fourteen inches of rain a year the air takes moisture readily, so the surfaces and the framing come down fast once they are open. The trap is closing the ceiling on that, because the inside of the floor is still behind the face by a day or two.
