Water Out, Structure Dried

Brighton, CO Water Damage Restoration

Homes across Brighton and the rest of Colorado get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Brighton

When a floor is wet in Brighton, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. New houses here sit on a structural floor over a void, and water that gets into that space has nowhere to drain.

What is behind the walls here

Only 61.1 percent of Brighton's housing went up after 1989, so the median build year sits at 1999 and the drying scope is set by that era's materials. With a median build year of 1999 and under four in ten homes older, the newer stock is built with a suspended floor over a deliberate gap rather than a slab bearing on the ground, so a loss that reaches that space collects in a shallow void with no drainage and directly under the living floor.

The drying weather

A normal year here delivers 14.39 inches, 2.34 of them in May, against a warm season that peaks at 74.1 degrees in July; rain recorded at BRIGHTON 1.7 ESE 0.7 miles away and temperatures at BRIGHTON 3 SE 2.7 miles away. Five months with lows below freezing put the split season from November into March, and barely fourteen inches fall in a whole year, so the air is dry and helpful once a space can be reached; the difficulty is access to the void rather than the climate above it.

Where these losses tend to land

  • A shallow void beneath the structural floor with no drainage, so water that reaches it stands directly under the living space
  • Very limited access to that void, so finding and removing the water is most of the work and the drying is the easy part
  • Dry air above the floor finishing rooms quickly, so the building reads finished while the space below it is still holding water

Frequently asked questions

What is the gap under the floor for?

It is deliberate, and it is there so the ground can move without lifting the house. The floor spans between foundation walls rather than bearing on the soil. For a drying job it means there is a shallow enclosed space under the living floor that water can reach and cannot leave, which is the opposite of a slab.

How is water got out of a space nobody can get into?

Through whatever access exists, and sometimes through a new opening. The void is reached at a hatch or by lifting a section of floor where the readings are worst, the water is extracted, and ducting is run in to move dry air along it. Making that access is normally the largest single item in the job.

The rooms are dry already. Why is anything still running?

Because the rooms were never the problem. Air this dry finishes exposed surfaces in a day or two, which is misleading. The underside of the floor and the void below it are read on their own, and equipment stays until those numbers are steady, regardless of how the living space feels.
