Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Visalia: what the drying job runs into

When a floor is wet in Visalia, the call routes to an independent local contractor for water damage restoration, across town and out to Ambler, Shannon Ranch, and Sterling Oaks. Carpet over slab here dries at its edges and stays wet in the middle, so a reading at the wall means nothing.

How these houses are built

The typical Visalia house dates to 1988, with about half of the stock (52.3 percent) built before 1990, so the assemblies that get wet are mostly late 1980s work. Around a median of 1988 with about half the stock older, the floors are slab with carpet and a foam pad laid over them, and in air this dry the perimeter of a wet pad gives up its moisture quickly while the middle of it does not.

The climate a job dries in

No month in Visalia has a normal low below freezing, and December is the coolest at 37.9 degrees. The rain side of the calendar peaks in January at 1.96 inches of an annual 10.32; both figures recorded at VISALIA, 1.6 miles away. January is the wettest month at under two inches of a ten inch year and the warm season reaches the mid-nineties, so the indoor air is extremely dry for most of the year; that dries the accessible edge of a wet floor fast and leaves the middle of it untouched.

The way a loss ends here

  • A pad that dries from its edges inward, so the perimeter reads dry over a wet middle
  • Very dry air acting only where it can reach, so the contrast between the edge and the middle is unusually sharp
  • Readings taken at the wall, so the conventional place to check is the least representative point on the floor

Frequently asked questions

Why does the carpet read dry at the wall?

Because that is where the air reaches it. A wet pad gives up moisture at its exposed edges first, and in air this dry that happens quickly, so the perimeter can be genuinely dry while the middle of the same pad is still saturated. The wall is the least useful place to measure.

Where should the readings be taken?

In from the edge, across the area, and through the carpet into the pad rather than on the surface. A grid of readings across the floor shows the shape of what is wet, which a perimeter check never will. It takes a few minutes longer and it changes the scope.

Does the pad come up?

Usually, because the middle of it is the part that will not dry in place. Carpet can often be saved and re-laid; the pad underneath is what holds the water and what the dry air cannot reach, so it comes out even where the covering above it does not.
