Drying, stage by stage
Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
What drying a building in Vallejo involves
When a floor is wet in Vallejo, the call routes to an independent local contractor for water damage restoration, across town and out to Glen Cove, Hunter Ranch, and Country Club Crest. The masonry chimneys on these older houses have been cracked by past earthquakes, and a cracked stack takes water in.
What the houses are made of
The typical Vallejo house dates to 1975, with over four fifths of the stock (80.2 percent) built before 1990, so the assemblies that get wet are mostly mid 1970s work. Around a median of 1975 with eight in ten predating 1990, the older part of this stock carries brick chimneys built before anybody reinforced them, and most have been shaken more than once in the decades since.
Drying conditions
No month in Vallejo has a normal low below freezing, and January is the coolest at 42 degrees. The rain side of the calendar peaks in December at 4.49 inches of an annual 21.49; both figures recorded at VALLEJO, 4.1 miles away. December is the wettest month at 4.49 inches of a 21.49-inch year and no month averages a freeze, so the rain arrives in a concentrated winter season; a stack with open cracks takes that water in over a few weeks rather than across the year.
How water losses tend to end in Vallejo
- Cracks running through masonry at and above the roof line
- Water entering the stack and running down inside it to whatever is below
- A structural question and a water question in the same element

Frequently asked questions
How does earthquake damage lead to water damage?
Unreinforced brick cracks at its weak lines and stays cracked. A stack that has been shaken has open joints and frequently a shifted section above the roof, and water goes into every one of those. The damage inside the house then shows up as staining beside the chimney rather than as anything on the roof.
Is the chimney safe if it is only leaking?
That is a separate question and it deserves a separate answer. A cracked unreinforced stack above a roof line is a structural item, and water getting into it accelerates the deterioration. An inspection should cover both, because repairing the water path without looking at the masonry misses the more serious issue.
What are the options for a cracked stack?
Rebuilding above the roof line, bracing or reinforcing, or taking the stack down to the roof and capping it where the fireplace is no longer used. Which one makes sense depends on the condition below the roof, and that is worth establishing before anybody starts pointing the cracks.
