Groundwater & Basement Water Intrusion in Simi Valley, CA
Basement seepage, failed sumps and water through the slab are extracted and dried, and the path from the ground is found so the floor stays dry next season. The path from the ground is named first: through the wall, up through the slab, back through a drain, or from a sump that stopped. The space is extracted and dried, with the porous materials the water touched removed, and the delivery is addressed, because a dried floor only stays dry if the water stops arriving.

Often needed alongside
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
- Emergency Water Extraction
Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.
- Mold Inspection & Testing
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.
Frequently asked questions
Can a room be dried too much?
It can, and it happens here. Timber lives at a moisture content in equilibrium with the air around it, and a few days of very dry wind with equipment running will take flooring, trim and cabinet doors below that. The joints open, and they mostly close again afterwards, but not always cleanly.
How is that avoided while the wet area is still being dried?
By containing the work. The wet area is sheeted off so the dry conditions apply to it rather than to the whole house, and the humidity inside that chamber is monitored rather than simply driven as low as possible. Undamaged rooms are kept out of it, which is the main thing that protects the trim.
The readings dropped very fast. Is the wall finished?
Not on one reading taken during a dry spell. Surfaces respond to that air almost immediately while the inside of the cavity lags well behind, so a number taken at the face during a wind event is the least reliable one available. The cavity is read through an opening on consecutive days before anything is closed.
