Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Santa Monica: what the drying job runs into

Water damage restoration by an independent local contractor covers Santa Monica together with Ocean Park and Downtown Santa Monica. A Los Angeles County beach city where July highs reach only 69 degrees, a summer that stays cooler than most of the coast.

How these houses are built

Ask when the houses in Santa Monica were built and the answer is 1968 at the median, 81.4 percent of them finished by 1990. The median house dates to 1968 and eight in ten predate 1990, stucco over frame with a large share of low-rise apartment buildings, so a unit loss reaches shared floor framing and the neighbors below before it reaches anything outside.

The climate a job dries in

February brings 3.1 of the 12.17 inches Santa Monica sees in a normal year, and August averages 66 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at SANTA MONICA PIER, 0.2 miles away. February is the wettest month at 3.1 inches out of 12.17 for the year, but July highs reach only 69 degrees, so the marine air is cool and damp year round and drying is slow despite how little rain falls.

The way a loss ends here

  • Cool marine air holding drying back all year despite very low rainfall
  • Low-rise apartment framing carrying a unit loss down into the homes below
  • Stucco walls staying damp on the seaward side long after the interior is finished

Frequently asked questions

It barely rains and it is never hot. Which one sets the drying time?

The temperature, not the rain. Cool air carries much less moisture away from an open assembly than warm air does, and with July highs around 69 degrees the air here never gets the capacity that an inland summer provides. A wet assembly takes noticeably longer than the low rainfall would suggest, and that is planned for rather than discovered.

A unit upstairs flooded. How far down does it go?

As far as the framing carries it, which in a low-rise building is usually more than one floor. Water runs along joists and down inside walls and shows up in homes that were not the source. Readings are taken in each affected unit, ceilings are opened where the framing is wet, and the whole stack is dried as one assembly.

Why is the seaward wall still reading wet?

Because it sees the most moisture and the least drying. Stucco holds water in its base coat, and a wall facing steady cool damp air from the ocean gives it up slowly. That elevation is read separately, and anything fastened against it stays off until the base readings hold, rather than being closed when the interior side looks finished.
