Water Out, Structure Dried

San Mateo, CA Water Damage Restoration

Homes across San Mateo and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The scope is written at the door, after the meter readings and before anything is removed.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to San Mateo

Water damage restoration by an independent local contractor covers San Mateo together with Downtown and Glazenwood. A good share of these houses have had a second story put on top of a single-story original, so the framing is two ages.

What is behind the walls here

Ask when the houses in San Mateo were built and the answer is 1965 at the median, 81.8 percent of them finished by 1990. Around a median of 1965 with over eight in ten predating 1990, much of this stock began as a postwar single-story house and has since gained a floor, which means the roof, walls and plumbing above are decades newer than everything they sit on.

The drying weather

A normal year here delivers 19.3 inches, 4.54 of them in December, against a warm season that peaks at 65.3 degrees in September; rain recorded at SAN MATEO 0.8 NE 0.8 miles away and temperatures at SAN FRANCISCO INTL AP 5.1 miles away. December is the wettest month at 4.54 inches of a 19.3-inch year and no month averages a freeze, so the wet season is long and mild; the junction where new work meets old is wetted repeatedly through it rather than tested by any single storm.

Where these losses tend to land

  • A line across the building where new framing sits on old, which is where movement concentrates
  • Bathrooms added upstairs over rooms that were never built to have plumbing above them
  • Two generations of construction in one wall, so what can be dried differs from floor to floor

Frequently asked questions

Why does an added upper floor matter in a loss?

Because the two halves of the house are not the same building. The upper floor is newer framing, newer board and newer plumbing sitting on walls that were built for a roof rather than for another story. Water crossing that junction moves from one kind of construction into another, and the two dry at different rates.

Where does water from upstairs actually go?

Into the floor structure at the junction first. A failure in an added bathroom lands on the deck of the new floor, which is the ceiling of the original house, and runs along it until it finds a way down at a wall line. The room it shows up in is frequently not the one under the bathroom.

Is the original roof still in there?

Sometimes, and it is worth knowing before anything is opened. Some of these additions were built over the existing roof structure rather than removing it, which leaves a closed void between the two floors with old decking in it. That void holds water and cannot be reached without opening a ceiling.
