Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

San Francisco: what the drying job runs into

When a floor is wet in San Francisco, the call routes to an independent local contractor for water damage restoration, across town and out to Hayes Valley, Civic Center, and West SoMa. A great many houses here have been bolted down to their foundations since they were built, and that work opened walls.

How these houses are built

81.8 percent of San Francisco's housing was standing before 1990, around a median build year of 1946, and that era decides what a contractor finds once the drywall is off. Around a median of 1946 with more than eight in ten houses older, the older stock has been retrofitted to tie the frame to the foundation and brace the cripple walls, which means the lowest part of the structure has been opened and refixed.

The climate a job dries in

Drying here is a September job at one pace and a January job at another, 60.1 degrees against 52.4; the 30.03 inches a year peak in December at 6.21, rain recorded at BOLINAS 0.2 W 21.9 miles away and temperatures at SAN FRANCISCO OCEANSIDE 28.8 miles away. December is the wettest month at 6.21 inches of a 30-inch year and no month averages a freeze, so the rain arrives in a concentrated winter; the base of a wall that has been opened and closed again meets that every year after.

The way a loss ends here

  • Work concentrated at the base of the wall, so the repairs are where the water arrives
  • Retrofits of widely varying quality, so what was done depends entirely on who did it
  • Finishes replaced over new framing, so what is behind the wall is not the original

Frequently asked questions

What does a seismic retrofit involve down there?

Bolting the sill to the foundation and sheathing the short cripple walls above it, which means opening up the lowest part of the structure, drilling the foundation, and closing it back up. It is done for shaking, not for water.

Why does retrofit work matter to a wet wall?

Because the work is exactly where water arrives. The sill, the cripple wall and the base of the framing are what a retrofit touches and what a wet garage or a leaking foundation reaches, so the two overlap completely. That overlap is the reason a retrofit inspection and a damp survey tend to find the same things.

Does the quality of the retrofit vary?

Enormously, and it is worth establishing which kind you have. Some were engineered and inspected; others were done quickly with whatever hardware was to hand. Opening one small area tells you which, and it changes what can be relied on.
