Water Out, Structure Dried

San Bernardino, CA Water Damage Restoration

Homes across San Bernardino and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to San Bernardino

When a floor is wet in San Bernardino, the call routes to an independent local contractor for water damage restoration, across town and out to Del Rosa and West Highlands. Loose sand and a water table close beneath it is the combination that liquefies when the ground is shaken.

What is behind the walls here

Roughly 53,011 of San Bernardino's 67,108 homes went up before 1990, putting the median build year at 1973; what dries in place and what comes out follows from that. Around a median of 1973 with nearly eight in ten houses older, much of the city sits on loose saturated sand at the foot of the mountains, ground that behaves as a solid until it is shaken hard.

The drying weather

A normal year here delivers 21.64 inches, 5.41 of them in February, against a warm season that peaks at 79.6 degrees in August; rain recorded at SAN BERNARDINO 5.1 NW 4.9 miles away and temperatures at REDLANDS 9.2 miles away. February is the wettest month at 5.41 inches of a 21.64-inch year and no month averages a freeze, so the water table rises through a short wet season; ground that is saturated in February behaves differently from the same ground in September.

Where these losses tend to land

  • Saturated sand beneath the buildings, so the ground strength depends on the water in it
  • Buried services failing as ground moves, so pipes break away from the structure
  • A condition that varies with the season, so the same ground is more vulnerable in some months

Frequently asked questions

What does liquefaction mean?

Loose saturated sand losing its strength when it is shaken, so that it behaves briefly like a liquid rather than a solid. It needs both the loose sand and the water; dry ground of the same kind does not do it.

Why does the season matter?

Because the water table moves. The ground here is at its most saturated after the winter rain, so the same shaking produces more movement in February than it would in a dry autumn. It is one of the few hazards with a seasonal component.

What does it do to the plumbing?

Breaks it at the connections. Buried lines run through ground that has moved into a building that has moved differently, so supply and drainage fail where they enter. That is frequently the damage that shows up first, long before anything structural.
