Water Out, Structure Dried

Salinas, CA Water Damage Restoration

Homes across Salinas and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Salinas

When a floor is wet in Salinas, the call routes to an independent local contractor for water damage restoration, across town and out to Sunset, Chinatown, and North Salinas. Far more people live in these houses than they were built to hold, and the air inside them shows it.

What is behind the walls here

Only 28.7 percent of Salinas's housing went up after 1989, so the median build year sits at 1976 and the drying scope is set by that era's materials. Around a median of 1976 with seven in ten houses older, the housing here carries some of the heaviest occupancy in the state, with families sharing houses and garages converted to rooms as a matter of course.

The drying weather

No month in Salinas has a normal low below freezing, and December is the coolest at 40.6 degrees. The rain side of the calendar peaks in January at 2.63 inches of an annual 12.58; both figures recorded at SALINAS MUNICIPAL AP, 2.3 miles away. January is the wettest month at 2.63 inches of a 12.58-inch year with July highs only around 70 degrees, so it is cool and damp rather than hot; nothing about the outdoor air helps a building shed the moisture put into it.

Where these losses tend to land

  • A moisture load far above what the ventilation was designed for, so the air is loaded before any loss
  • Cool summers with no warm dry spell, so the building has no season in which to catch up
  • More rooms in use than the house has, so drying equipment has nowhere to be placed

Frequently asked questions

How does the number of people affect the building?

Every person puts moisture into the air, through breathing, cooking, washing and drying clothes. A house built for four and holding ten is carrying more than twice the moisture load with the same ventilation, so the air inside is already near its limit.

Why does the climate make it worse?

Because it never gets warm. July highs around 70 with a marine layer mean the outside air is cool and damp for most of the year, so opening windows does very little and there is no hot dry season in which the building can dry itself out.

What does a full house change about the work?

Mostly the practicalities of doing it at all. Every room is occupied, so there is nowhere to move furniture to and nowhere to stage equipment, and the household cannot simply vacate for a week. Planning the sequence around people who are still living there is most of the job.
