Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Roseville: what the drying job runs into

When a floor is wet in Roseville, the call routes to an independent local contractor for water damage restoration, across town and out to The Village, Fiddyment Farm, and Solaire. The trim bands around these windows are foam under the stucco, and foam holds water against the wall behind it.

How these houses are built

The typical Roseville house dates to 1998, with about a third of the stock (31.5 percent) built before 1990, so the assemblies that get wet are mostly late 1990s work. With a median of 1998 and under a third of the stock older, the decorative surrounds on these elevations are shaped polystyrene fixed to the sheathing and coated over with stucco, rather than any solid material.

The climate a job dries in

No month in Roseville has a normal low below freezing, and December is the coolest at 37.2 degrees. The rain side of the calendar peaks in January at 3.98 inches of an annual 20.2; rain recorded at ROSEVILLE 4.7 WNW 3.1 miles away and temperatures at SACRAMENTO METRO AP 15.4 miles away. January is the wettest month at 3.98 inches of a 20-inch year and no month averages a freeze, so the rain arrives in a concentrated winter season; a band of foam sitting proud of the wall catches and holds each of those storms.

The way a loss ends here

  • A projecting band that collects rather than sheds, so the top edge of it holds water
  • Foam against the sheathing, so what gets behind it sits directly on the wall structure
  • A coating that cracks at the corners, so the entry point is at the angles of the trim

Frequently asked questions

What is the decorative band made of?

Shaped foam, fixed to the wall and coated with stucco. It is light, quick to fit and produces the look of a molded surround at a fraction of the cost. It is also not a material that sheds water, and it sits directly against the sheathing.

Where does the water get in?

At the top edge and at the corners. The band projects from the wall, so its upper surface collects, and the coating cracks where the trim turns a corner because that is where it moves most. Both paths lead behind the foam rather than off it.

How is it repaired properly?

By sloping the top of the band so it sheds and sealing the corners, rather than by patching the crack alone. Where the sheathing behind has already gone, the trim comes off and that gets dealt with first, which is a larger job than it looks.
