Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Rialto: what the drying job runs into

When a floor is wet in Rialto, the call routes to an independent local contractor for water damage restoration, across town and out to Downtown Rialto. The town sits on an alluvial fan, so the ground beneath it is cobble and sand laid down by floods.

How these houses are built

Roughly 21,303 of Rialto's 27,973 homes went up before 1990, putting the median build year at 1982; what dries in place and what comes out follows from that. Around a median of 1982 with more than three quarters of the stock older, the city occupies the spread of coarse material washed down out of the mountains over a very long time, which is loose, stony and full of old channels.

The climate a job dries in

A normal year here delivers 17.33 inches, 4.19 of them in February, against a warm season that peaks at 80.2 degrees in August; rain recorded at RIALTO 2.1 N 1.9 miles away and temperatures at RIVERSIDE CITRUS EXP 10.5 miles away. February is the wettest month at 4.19 inches of a 17.33-inch year and no month averages a freeze, so the rain arrives in a handful of winter storms; ground made by floods behaves as it was made, carrying water fast along the old channel lines.

The way a loss ends here

  • Coarse loose ground, so water moves through it quickly rather than soaking in evenly
  • Old buried channels running through the fan, so flow concentrates along lines nothing shows
  • Material that washes out, so a concentrated flow takes ground from under paving and footings

Frequently asked questions

What is an alluvial fan?

The spread of rock, gravel and sand that a mountain canyon dumps out where it reaches the flat. This whole area is built on one. The material was laid down by floods over thousands of years, so it is coarse, loose and cut through with old buried channels.

Why does water travel so fast underground here?

Because there is so much space between the stones. Water entering coarse material does not creep through it the way it does through clay, it runs. So a broken line can deliver a long way from where it broke, and it arrives quickly.

What does that do to a driveway or a slab edge?

It takes the ground out from under it. Loose sand and gravel wash along with a concentrated flow, so paving that was fully supported ends up bridging a void. The first sign is often a crack in a drive rather than anything inside the house.
