The conversation at the door settles the scope; the meters settle the readings.

How a wet building gets dry again

The order matters more than the equipment. These are the stages the IICRC S500 drying standard describes; each is the contractor's work, and each decides how much of the next there is.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Inside a Ontario drying job

Ontario homeowners reach an independent local contractor for water damage restoration whether the house is downtown or out in Ontario Ranch and Creekside. These houses have no crawl space and a very low attic, so there is no service space and every access is destructive.

Construction you will find here

Roughly 39,416 of Ontario's 55,966 homes went up before 1990, putting the median build year at 1980; what dries in place and what comes out follows from that. Around a median of 1980 with seven in ten homes predating 1990, the stock is single-story slab with a shallow truss attic, so every pipe in the building is either cast into the concrete, buried in a wall, or in a roof space too low to work in, and reaching any of them means cutting something.

Conditions for drying

February brings 3.07 of the 11.64 inches Ontario sees in a normal year, and August averages 80.1 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at ONTARIO INTL AP, 1.3 miles away. February is the wettest month of a twelve-inch year and July highs reach the mid-nineties, so the air is an effective drier for most of the calendar; the constraint here is not the weather but that the wet material is always behind a finished surface.

What tends to go wrong in Ontario

  • No crawl space and a low attic, so there is no service void anywhere and every inspection means opening a finished surface
  • Lines cast into the slab, so a subslab failure can only be reached by breaking concrete or rerouting overhead
  • Truss attics too shallow to work in, so a ceiling loss is dealt with from the room below rather than from above

Frequently asked questions

Why does finding the leak mean cutting into the house?

Because there is nowhere else to look. These houses have no crawl space and a roof space too low to move around in, so every pipe is in concrete, in a wall or above a ceiling. Readings and a careful survey narrow it down first, so that the opening that does get made is made once and in the right place.

Is the slab broken open or is the line rerouted?

It depends on the run and it is the plumber's call. Breaking concrete reaches the failure directly but leaves a patch and a wet trench; rerouting overhead abandons the old line and needs an opening at each end. Either way the drying follows the water rather than the repair, and the slab is read regardless.

How quickly does a ceiling come down here once it is opened?

Two to four days, helped by the climate. Once the board is cut and the wet insulation is out, the framing has air on both faces and the outside air is usually dry enough to be used. The attic itself is too shallow to place equipment in, so the drying is done from the room below.
