Water Out, Structure Dried

Highland, CA Water Damage Restoration

Homes across Highland and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Highland

When a floor is wet in Highland, the call routes to an independent local contractor for water damage restoration, across town and out to its edges. A concrete flood channel runs through this town, dry for most of the year and carrying everything when it is not.

What is behind the walls here

Roughly 11,147 of Highland's 16,795 homes went up before 1990, putting the median build year at 1983; what dries in place and what comes out follows from that. Around a median of 1983 with two thirds of the stock older, the neighborhoods were laid out either side of a lined channel built to take what comes down off the mountain front behind the town.

The drying weather

February brings 2.99 of the 12.87 inches Highland sees in a normal year, and August averages 79.6 degrees, which is the pace a wet floor dries at in the warm season; both figures recorded at REDLANDS, 5.5 miles away. February is the wettest month at 2.99 inches of a 12.87-inch year and no month averages a freeze, so the channel is empty almost all the time; what it is sized for arrives in a handful of hours each winter.

Where these losses tend to land

  • A channel that is empty most of the year, so its capacity is never in anyone's mind
  • Properties backing onto it, so the boundary of the lot is the edge of the flood route
  • Debris carried into it from the mountain front, so its capacity is not what it was built with

Frequently asked questions

What is the concrete channel for?

Taking the flow off the mountain front behind the town straight through to the river without it spreading across the neighborhoods. It is engineered for a large event, and for most of the year it is a dry concrete trench that people walk dogs in.

Does having it make a property safe?

Safer, within its design, which is a real distinction rather than a quibble. The channel handles what it was sized for; a storm beyond that, or a channel partly filled with debris, overtops it, and the properties immediately alongside are the first to know.

What is worth watching in the channel?

What is in the channel rather than what is in the sky. Brush, sediment and dumped material all reduce what it can carry, and a stretch that has not been cleared in years behaves like a smaller channel than the one on the drawings.
