Storm & Flood Damage Recovery in Encinitas, CA

The opening is closed, the water is extracted, materials floodwater touched come out, and the structure is dried and rebuilt in that order. The opening is closed first, with tarps or board-up, so the building stops taking on water. Floodwater is extracted, and the porous materials it touched come out rather than dry, since it crossed ground outside. The structure is dried and re-read, and the rebuild waits until the readings and the roof both allow it.

Often needed alongside

  • Emergency Water Extraction

Standing water is pumped and extracted around the clock, before it climbs the walls and soaks the subfloor. Same-day response where coverage allows.

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

  • Sewage & Contaminated Water Cleanup

Sewage and black-water losses are contained, the materials the water touched are removed and disposed of, hard surfaces are disinfected, and the space is dried to a reading.

Frequently asked questions

What is the shaft above the ceiling opening?

A closed box running from the ceiling up to the skylight through the roof structure, finished on the inside and insulated around the outside. It is the part that holds water after a curb lets go, and because it is sealed on four sides nothing about its condition can be established from the room below.

Does the ceiling have to be opened, or can it dry through?

It has to be opened. The shaft is a closed assembly with insulation packed around it, so air moved in the hall does nothing for the inside of it. Access is cut at the ceiling or the side of the shaft, the wet insulation comes out, and the framing is read directly before any equipment goes on.

What drives the length of a job like this?

The climate does none of the work, which is most of the answer. With a warm season only in the mid-seventies there is no heat to drive moisture out, and a closed shaft has no air movement of its own, so the drying runs on equipment from start to finish. The rebuild around the opening then adds to it.
