The four stages of a drying job
What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
El Cajon: what the drying job runs into
When a floor is wet in El Cajon, the call routes to an independent local contractor for water damage restoration, across town and out to Bostonia, Grossmont, and Hillsdale. Traditional stucco drains behind the paper to a screed at the bottom, so a wall loss always shows itself at the base.
How these houses are built
Roughly 29,694 of El Cajon's 35,185 homes went up before 1990, putting the median build year at 1974; what dries in place and what comes out follows from that. Around a median of 1974 with over eight in ten homes predating 1990, the houses are three-coat stucco over paper and wire on frame, and that assembly is designed to drain: water that gets behind the render runs down the paper and exits at the bottom edge, which is why the wall base is where it becomes visible.
The climate a job dries in
Drying here is a August job at one pace and a December job at another, 76.6 degrees against 55.1; the 13.48 inches a year peak in February at 3.82, rain recorded at EL CAJON 1.5WSW 1.7 miles away and temperatures at EL CAJON 1.9 miles away. February is the wettest month of a thirteen-inch year and the warm season is long, so the air outside is a useful drier for most of the calendar; what it cannot do is reach behind a render, and that is where this water is.
The way a loss ends here
- Water draining behind the render to the bottom edge, so the visible sign is always at the base and never at the point of entry
- Paper and wire holding moisture against the sheathing, so the layer that is supposed to drain also keeps the wall wet
- Wall bases on slab, so water leaving the assembly at the bottom arrives at the plate and the floor covering together

Frequently asked questions
The damp is at the bottom of the wall. Does that mean it is coming from the ground?
Not necessarily, and it is worth checking before anyone digs. Three-coat stucco is built to drain behind the render and let water out at the bottom edge, so a failure anywhere up the wall surfaces at the base. Where it entered has to be worked out from readings up the wall rather than from where it shows.
Is the render taken off to dry the wall?
Rarely. It does not go back well and it is not necessary: the cavity is opened from inside, low and sometimes high on the bay, and air is directed into it. The sheathing and the paper behind are read with a probe from there. Removing render is reserved for sheathing that is saturated over a wide area.
How long does a wall like this take once it is open?
Three to five days in most of the year, which is quick. The climate is genuinely helpful here as soon as there is a path for air to reach the studs. The slower part is the plate on the slab at the bottom, which is where the water collected, and it is read separately from the studs.
