Drying, stage by stage

Sequence beats equipment on a wet building. The stages below come from IICRC S500 - all of them the contractor's work, each one setting the size of the next.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

What drying a building in Anaheim involves

Water damage restoration by an independent local contractor covers Anaheim together with Orange Park Acres, Anaheim Hills, and Country Club. A good number of these houses have an atrium open to the sky in the middle of the floor plan.

What the houses are made of

Only 23.7 percent of Anaheim's housing went up after 1989, so the median build year sits at 1973 and the drying scope is set by that era's materials. Around a median of 1973 with three quarters of the stock older, a recurring plan of that era puts a small open courtyard at the center of the house with rooms around all four sides of it and a drain in its floor.

Drying conditions

A normal year here delivers 14.2 inches, 3.74 of them in February, against a warm season that peaks at 77.4 degrees in August; rain recorded at ANAHEIM 7.3 E 0.7 miles away and temperatures at ANAHEIM 4.9 miles away. February is the wettest month at under four inches of a fourteen inch year and no month averages a freeze, so the rain arrives in a handful of winter events; an open well in the middle of a house takes each of those directly onto its floor.

How water losses tend to end in Anaheim

  • An opening to the sky inside the building footprint, so rain lands within the walls rather than outside them
  • A single drain serving it, so the whole space depends on one opening staying clear
  • Rooms on all four sides, so an overflow reaches living space in every direction at once

Six water services lead and two mold services follow, because mold is the end of a drying job rather than a separate one. Independent Anaheim contractors do both.

Frequently asked questions

What is the open space in the middle of the house?

A courtyard, open to the sky, with rooms on all four sides of it. It is a plan that was popular when these were built and it works well, but it means there is an area inside the footprint of the building that collects rain and has to drain.

What happens when the drain blocks?

The courtyard fills, and because it is enclosed by the house on every side the water goes into the rooms around it rather than running off anywhere. It reaches four directions at once, which is what makes this plan awkward when the drain fails.

How often does that drain need attention?

More often than anyone gives it, because it is out of the way and it only matters a few times a year. Leaves and grit collect in it through a long dry season and the first real winter storm finds it closed. Clearing it before the season is the whole preventive.
