Water Out, Structure Dried

Alameda, CA Water Damage Restoration

Homes across Alameda and the rest of California get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Alameda

When a floor is wet in Alameda, the call routes to an independent local contractor for water damage restoration, across town and out to West End and Woodstock. The floor here sits on a short stud wall between the foundation and the joists, and that wall is the first thing wet.

What is behind the walls here

84.2 percent of Alameda's housing was standing before 1990, around a median build year of 1965, and that era decides what a contractor finds once the drywall is off. Around a median of 1965 with more than four in five houses older, the houses are raised on a low foundation with a short stud wall carrying the floor above it, so between the concrete and the floor framing there is a band of timber a few feet high running all the way round.

The drying weather

A normal year here delivers 18.68 inches, 3.84 of them in December, against a warm season that peaks at 64.8 degrees in September; both figures recorded at OAKLAND METRO INTL AP, 2.6 miles away. December is the wettest month at under four inches of a nineteen inch year and the warm season only reaches the low seventies, so there is little rain and no heat at all; a low timber wall under the floor is in the coolest, least ventilated part of the building year round.

Where these losses tend to land

  • A short timber wall between the foundation and the floor, so the lowest framing sits close to the ground
  • A band that runs the whole perimeter, so the wet area follows the building line rather than a room
  • A space under the floor that never warms, so anything wet down there dries on the slowest schedule in the house

Frequently asked questions

What is the short wall under the floor?

A stud wall a few feet high standing on the foundation and carrying the floor framing above it. It is how these houses get their floor up off the ground, and it puts a continuous band of timber round the whole perimeter at the lowest point of the structure.

Why is the cripple wall the first thing wet?

Because it is the first timber anything reaches and the last to dry. It sits close to the ground in a space that never warms and has very little air movement, so water that gets to it stays, and the damage runs along the perimeter rather than being local to a room.

How is a wall that low down reached?

From underneath through the access, where there is room, and from inside at the floor line where there is not. It is awkward either way, which is why these are often missed: the readings are taken in the room and the wall below the floor is never opened.
