Water Out, Structure Dried
Tucson, AZ Water Damage Restoration

The order a drying job runs in
Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.
-
Step 1: Stop and remove
The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.
-
Step 2: Open and map
Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.
-
Step 3: Dry to a number
Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.
-
Step 4: Close up
Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.
Drying conditions particular to Tucson
When a floor is wet in Tucson, the call routes to an independent local contractor for water damage restoration, across town and out to Pascua Yaqui Indian Village, Rolling Hills Country Club Estates, and Amphitheater. These roofs are built up in layers under a gravel surface, so nothing about the membrane can be seen.
What is behind the walls here
Only 31.7 percent of Tucson's housing went up after 1989, so the median build year sits at 1979 and the drying scope is set by that era's materials. Around a median of 1979 with nearly seven in ten houses older, the roofs are very low slope with a built-up membrane laid in layers and finished with loose gravel over the top, which protects the membrane from the sun and hides it completely from anyone looking at the roof.
The drying weather
August brings 2.37 of the 12.14 inches Tucson sees in a normal year, and July averages 88.2 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at TUCSON 6.4 SSE 1.6 miles away and temperatures at TUCSON INTL AP 5.2 miles away. August is the wettest month at under two and a half inches of a twelve inch year and the warm season runs past a hundred degrees, so the roof spends most of the year in extreme heat and sees rain a few times in late summer; the membrane ages in that heat where nobody can inspect it.
Where these losses tend to land
- A gravel surface over the membrane, so the layer that fails cannot be seen or assessed from above
- Extreme heat aging the membrane out of sight, so failure arrives on a schedule nothing visible predicts
- Water moving between layers before it enters, so the point it comes through is not the point that failed

Frequently asked questions
Why can the roof not just be inspected?
Because the surface is not the roof. What you can see is loose gravel, put there to shield the membrane from the sun, and the membrane itself is underneath it in layers. Assessing it means moving the gravel back in sections, which is why nobody does it until there is a reason.
What ages a roof like this?
Heat more than water. With a warm season running past a hundred degrees and rain only a few times a year, the membrane spends its life being cooked rather than soaked, and the layers lose their flexibility and separate. The failure is a material reaching its end rather than an event.
Why is the leak not above the wet ceiling?
Because water moves between the layers before it gets through. A built-up membrane is several sheets bonded together, and water entering at a failure runs between them until it finds a hole that goes all the way through. The two points can be a long way apart on a roof this flat.
