Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Goodyear: what the drying job runs into

When a floor is wet in Goodyear, the call routes to an independent local contractor for water damage restoration, across town and out to Estrella, Cantamia, and Montecito. The streets in these subdivisions are built to hold the storm water, so the road fills up before anything drains away.

How these houses are built

Roughly 3,068 of Goodyear's 42,159 homes went up before 1990, putting the median build year at 2007; what dries in place and what comes out follows from that. Around a median of 2007 with well under a tenth of the stock predating 1990, these are new subdivisions laid out with the street itself as part of the drainage, curbed so that water is held in the roadway during a storm and release it slowly afterward.

The climate a job dries in

A normal year here delivers 8.01 inches, 1.05 of them in January, against a warm season that peaks at 94.4 degrees in July; rain recorded at GOODYEAR 5.9 WSW 11.6 miles away and temperatures at LAVEEN 3 SSE 13.9 miles away. January is the wettest month at 1.05 inches of an 8.01-inch year and July highs reach over 107 degrees, so the annual total is tiny and arrives in a few violent events; the street is designed for those rather than for ordinary rain.

The way a loss ends here

  • Water standing in the street by design, level with the lowest driveways
  • Storage depending on outlets staying clear, in a place where nothing runs for months
  • Garages at the bottom of a drive that falls from a street that is holding water

Frequently asked questions

Why would a street be designed to flood?

Because storage is cheaper than pipe. In a climate where the annual rainfall arrives in a handful of storms, holding water in the roadway for an hour and releasing it slowly is a standard approach. It works as intended, provided the outlets are clear and nothing sits lower than the design level.

What does that mean for a house on one?

That the level in the street during a storm matters a great deal. A drive falling from the road toward a garage is taking water from a surface that is deliberately ponding, so the difference between the design level and the garage floor is what protects the building.

What should be checked before the storm season?

The grates and outlets that release the stored water, which fill with gravel, plant debris and construction material in a place where nothing flushes them for most of the year. A blocked outlet turns a controlled pond into a rising one, and that is when the level passes a driveway.
