Water Out, Structure Dried

Flagstaff, AZ Water Damage Restoration

Homes across Flagstaff and the rest of Arizona get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Flagstaff

When a floor is wet in Flagstaff, the call routes to an independent local contractor for water damage restoration, across town and out to East Flagstaff, Anasazi Ridge, and Coconino Estates. The ground here freezes most nights and thaws most days, so this town works through two hundred cycles a year.

What is behind the walls here

45.5 percent of Flagstaff's housing was standing before 1990, around a median build year of 1992, and that era decides what a contractor finds once the drywall is off. Around a median of 1992 with under half the stock predating 1990, this housing stands at altitude where the cold is a daily event rather than a season, so every exposed material on a building expands and contracts again between sunset and afternoon.

The drying weather

Drying here is a July job at one pace and a December job at another, 66.7 degrees against 30; the 22.62 inches a year peak in August at 3.73, rain recorded at FLAGSTAFF 4.0 E 2.4 miles away and temperatures at FLAGSTAFF PULLIAM AP 3.8 miles away. August is the wettest month at 3.73 inches of a 22.62-inch year and seven months average lows below freezing, so the moisture arrives in summer storms and the freezing happens nearly year-round; the two together work joints apart far faster than either would alone.

Where these losses tend to land

  • Daily rather than seasonal freezing, so a crack is worked hundreds of times a year instead of a handful
  • Water in a joint expanding overnight and draining by afternoon, so the damage advances with no visible event
  • Repairs that hold through a mild spell and fail quickly once the cycling resumes

Frequently asked questions

Why does daily freezing matter more than deep cold?

Because it is the change that does the damage rather than the temperature. Water expands as it freezes, and each cycle opens a crack fractionally wider. A place that stays frozen all winter goes through that once or twice a year; here it happens most nights from autumn to late spring.

Where does it show up on a house?

At masonry joints, at the edges of concrete flatwork, on roof surfaces and anywhere a sealant is doing the work of a flashing. Cracks widen a little each season and the material at the surface begins to shed in flakes. Nothing about it happens suddenly, which is why it is usually well advanced when it is noticed.

What holds up under those conditions?

Details that keep water out of the joint in the first place rather than materials that resist freezing. Flashings with a positive lap, surfaces that shed rather than hold, and sealant used as a secondary defense instead of the only one. Anything that relies on a bead staying intact for ten years will not last here.
