Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Avondale: what the drying job runs into

When a floor is wet in Avondale, the call routes to an independent local contractor for water damage restoration, across town and out to Historic Avondale, Old Town, and Cashion. Fields here were leveled dead flat for flood irrigation before the houses came, so nothing on these lots falls anywhere.

How these houses are built

Ask when the houses in Avondale were built and the answer is 2002 at the median, 20.9 percent of them finished by 1990. With a median of 2002 and only a fifth of the stock older, the developments were built on farmland that had been graded precisely level so that irrigation water would stand evenly across it rather than run off.

The climate a job dries in

No month in Avondale has a normal low below freezing, and December is the coolest at 42.1 degrees. The rain side of the calendar peaks in January at 1.08 inches of an annual 8.52; rain recorded at GOODYEAR 2.9 W 9.4 miles away and temperatures at LAVEEN 3 SSE 10.6 miles away. January is the wettest month at 1.08 inches of an 8.52-inch year and no month averages a freeze, so there is hardly any rain at all; the few storms that do arrive land on ground engineered to hold water rather than shed it.

The way a loss ends here

  • Ground deliberately made level, so there is no fall for surface water to follow
  • Water standing where it lands, so it sits against whatever it reaches until it soaks away
  • Lot grading laid over a flat field, so the fall built at the house is the only fall there is

Frequently asked questions

Why is the ground so flat here?

It was made that way on purpose. These fields were flood irrigated, which means water was run across them and had to stand evenly, so the land was graded precisely level. The subdivisions were then built on top of that without changing it.

What happens in a real storm?

The water stays. There is no gradient for it to follow, so an inch of rain in an hour spreads out and sits where it fell until it soaks in or evaporates, and around a house that means it sits against the slab rather than running past it.

What is worth doing to a lot like this?

Building fall where there is none, in the first few feet around the building, and giving the water a defined low point to go to that is not the house. On flat ground that is the whole of the drainage strategy, and it is usually absent.
