Water Out, Structure Dried

Mobile, AL Water Damage Restoration

Homes across Mobile and the rest of Alabama get one sequence: water out, structure dried to a measured standard, rebuild last. An independent local pro takes the call.

Local and independent · the visit decides the scope

  • Round-the-clock cover for water that is still standing
  • Local contractors, independent of this site
  • Scope written at the property by the pro who attends
  • Readings against IICRC S500 settle when drying is done
  • 24/7 emergency response

Round the clock, because water that is standing at 3am is still standing at 6am.

  • No lead form

Quoted by the contractor on site. No form, no list, no resale.

A referral network of independent water damage contractors, reached through one number, in every state.

The order a drying job runs in

Equipment matters less than sequence. IICRC S500 sets out these stages, each of them the contractor's to carry out, and each one sizing the stage that follows it.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Drying conditions particular to Mobile

When a floor is wet in Mobile, the call routes to an independent local contractor for water damage restoration, across town and out to Country Club Village, Bridlewood, and Sherwood. Brick-veneer ranch houses on 1960s and 70s crawl spaces take the country's heaviest yearly rainfall, and the crawl space decides the drying.

What is behind the walls here

Ask when the houses in Mobile were built and the answer is 1975 at the median, 76.8 percent of them finished by 1990. The stock is largely ranch-era frame houses with brick veneer, built over crawl spaces on flat ground, so a loss inside usually means the crawl underneath is wet too, the insulation between the joists comes out, and the subfloor is read from below as well as from the room.

The drying weather

June brings 7.28 of the 68.47 inches Mobile sees in a normal year, and August averages 83.6 degrees, which is the pace a wet floor dries at in the warm season; rain recorded at MOBILE 1.2 WSW 0.2 miles away and temperatures at MOBILE DWTN AP 3.7 miles away. Rain arrives in nearly every month and the summer air is close to saturated, so the crawl space rarely dries on its own, and a sealed dehumidified run both upstairs and below the floor is what brings a Mobile house to a dry reading.

Where these losses tend to land

  • Crawl spaces under ranch houses holding water long after the rooms are dry, so the insulation comes out and the joists are dried from below
  • Sixty-plus inches of rain a year keeping crawl-space humidity high, so a subfloor that reads dry in a dry climate reads wet here for weeks
  • Brick-veneer walls trapping water at the bottom plate after a floor-level loss, so the drywall is cut low and the plate read before closing

Frequently asked questions

How long does the crawl space take to dry after a leak inside?

Longer than the rooms above, and it sets the schedule. The crawl under a Mobile ranch house is damp most of the year, so once a leak adds to it the contractor removes the soaked insulation, seals and dehumidifies the crawl, and reads the joists and subfloor from below. Two weeks is not unusual in the wet months.

Does the insulation under the floor always have to come out?

Once it is wet, yes. Batt insulation between floor joists holds water against the subfloor, loses its value, and does not dry in place in this humidity. The contractor pulls it, dries the joists and subfloor to a reading, and new insulation goes in after the wood is confirmed dry, not before.

Can a hardwood floor over a crawl space be saved here?

Often, if the crawl is opened within the first day or two. The contractor dries from both sides, mats on top and air below, which is what keeps the boards from cupping. In Mobile's humidity the key is starting below the floor early; hardwood that has sat over a wet crawl for weeks usually has to come up.
