Readings, then scope, then removal - in that order, agreed at the door.

The four stages of a drying job

What the IICRC S500 standard lays out, in sequence. The equipment is the easy part; the order is what decides how much of each later stage there is to do.

  1. Step 1: Stop and remove

The source is shut off, then free water is pumped and extracted. Every hour water stands, it climbs further into drywall and subfloor, so this stage sets the size of everything after it.

  2. Step 2: Open and map

Baseboard, wet drywall and soaked insulation come out, and meters read the material behind them. The wet edge is marked where the moisture stops, not where the stain does.

  3. Step 3: Dry to a number

Air movers and dehumidifiers run as a sealed system, and the same points are read daily. The equipment leaves when the readings reach the dry standard for that material, not on a set day.

  4. Step 4: Close up

Rebuild starts only after the structure is confirmed dry. Insulation, drywall and finishes go back over an assembly that will not feed anything later.

Florence: what the drying job runs into

Water damage restoration by an independent local contractor covers Florence together with Seven Points, North Florence, and Rose Park. The crawl vents here have been buried by mulch and leaf litter over the years, so the space lost its ventilation.

How these houses are built

The typical Florence house dates to 1973, with about three quarters of the stock (73.1 percent) built before 1990, so the assemblies that get wet are mostly early 1970s work. Around a median of 1973 with nearly three quarters of the stock older, the crawl spaces were built with vents set low in the foundation wall, and decades of mulch, planting and leaf litter have raised the ground outside until those openings are covered.

The climate a job dries in

One month in Florence has a normal low below freezing, January at 31.2 degrees. The rain side of the calendar peaks in December at 5.87 inches of an annual 57.56; both figures recorded at MUSCLE SHOALS 2 N, 4.1 miles away. December is the wettest month at close to six inches of a fifty-eight inch year with one month averaging a low below freezing, so the wet season is mild; a crawl that has lost its ventilation in that climate has no way to clear what the ground beneath it gives off.

The way a loss ends here

  • Vents buried by material added outside, so the ventilation was removed without the building being touched
  • A change that happened gradually over decades, so nobody associates it with anything
  • A crawl that now behaves like a sealed space without any of a sealed space's provisions

Frequently asked questions

How does a crawl space lose its vents?

From outside rather than inside. The openings are set low in the foundation wall, and mulch, planting beds and leaf litter raise the ground against that wall a little each year until the vents are covered. Nothing was done to the building at all.

What does that change underneath?

It turns a ventilated space into a closed one without any of the things a closed crawl needs. There is still bare ground giving off moisture and now nothing carrying it away, so the humidity sits and the floor structure above takes it.

Is clearing them enough?

It is the first thing and it is often most of it. Digging the ground back below the vents restores what the building was designed with, and in a climate this mild that alone changes the space. Whether to go further is decided after seeing what it does.
