After the drying
Mold Inspection & Testing in Sugar Land, TX
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.
Independent local assessors · no obligation to proceed
On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
How long does a slab that has been wet for weeks take to dry?
Three weeks is not unusual, sometimes more. Concrete that has been fed continuously is wet through its depth rather than just at the surface, and it only releases from the face that is open. Once the covering is off, readings fall quickly for a few days and then crawl, and it is the crawl that sets the schedule.
Does the whole tile floor come up, or only part of it?
Normally a band along the pipe run plus whatever reads wet beyond it. The covering is what is trapping the moisture, so enough of it has to go to give the concrete an open face. Where the tile is a discontinued pattern this gets discussed early, because a partial lift leaves a repair that will always be visible.
Why is the wall being opened when the leak was under the floor?
Because water under a slab wicks up into the bottom plate and the board above it. The wall base sits directly on the concrete, and a leak that ran for weeks has been feeding it the whole time. A cut low on the wall lets the plate and the cavity be read and dried; skipping it leaves a wet line that reappears later.
