After the drying

Mold Inspection & Testing in Dayton, OH

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

Independent local assessors · no obligation to proceed

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.

Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

Frequently asked questions

Why is April a difficult month for a basement loss here?

Because it is the wettest month at about four and a half inches and it falls between seasons. The furnace has stopped running, so the very dry indoor air of winter is gone, and it is not yet warm enough to be drying the building either. Nothing about the house is helping, so the whole job rests on the equipment.

Can plaster in a basement be saved?

Often the upper part can. Plaster resists softening better than drywall, but the base absorbs and the cavity behind it has to be opened regardless. A cut low on the wall opens the cavity, lets the framing and masonry be read, and leaves sound plaster above in place. Whether that is worth doing depends on how far the water wicked.

How are block foundation walls dried?

From the face, with air moved across them, and with anything fastened to them taken off first. Water sits in the hollow cores and comes out slowly, so a block wall keeps reading wet after the room feels finished. Furring, insulation and panelling are removed so the block is exposed, and the readings are taken at the base of the wall over several days.
