Mold Removal & Remediation in Ballwin, MO

Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in. The area is sealed and put under negative air, affected porous material comes out, and what remains is cleaned and treated. The assembly is then dried and read to the same standard as any water loss before it is closed, because remediation over a still-wet assembly puts the same growth back behind new drywall.

Quoted on site by the contractor who visits

Remediation here is the tail of a water job: growth is what an unfinished drying leaves behind, and removing it without finishing the drying puts it back. The contractor establishes how far the growth extends and what moisture is still feeding it, removes what grew, and dries and reads the assembly before it is closed. The service note below covers the sequence in this city.

Often needed alongside

  • Mold Inspection & Testing

An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches.

  • Structural Drying & Dehumidification

Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.

Frequently asked questions

Why does the plate matter?

Because concrete holds and moves water and wood takes it up. A plate laid straight onto a slab or a foundation wall is in permanent contact with a material that is damp for much of the year. Modern practice puts a barrier between them for exactly that reason; on this stock there is nothing.

What happens after a water loss on the floor?

The plate takes it up and holds it. Water spreading across a floor reaches the base of every wall, and the plate wicks it into the framing above. That is why the drying has to reach the bottom of the wall cavity rather than only the flooring, and why board frequently comes off a few inches up.

Can anything be done short of replacing it?

Where the plate is sound, drying it properly and keeping the slab edge dry is enough. Where it has begun to decay, sections are cut out and replaced, which is manageable work with the wall open. What does not work is closing a wet plate back in behind new board and expecting it to dry.
