After the drying
Mold Inspection & Testing in Miami, FL
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.
The pro who inspects is the pro who quotes
On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
How is a block wall dried after water has been in it?
Through the cores. Concrete block is not porous like drywall, but the hollow cores fill and hold water, so the contractor drills small openings at the base, pushes dry air through, and reads the wall daily. Stucco and paint outside are not a guide; the wall comes off the equipment when the reading inside the block says so.
Does terrazzo or tile over a slab have to come up after a leak?
Not always, but the slab underneath is what decides. A slab holds water and releases it slowly, and tile or terrazzo hides that entirely. The contractor meters the slab through the grout lines and, where it reads wet, either dries it with mats and heat over a longer run or lifts the floor to reach it directly.
Why is the dehumidifier still running in December?
Because the air outside is still humid enough to slow drying. Miami has no month dry enough for a wet house to air out on its own, so the equipment runs sealed in every season and the readings, not the calendar, decide when it leaves. A December job is shorter than an August one, but it is not a fans-in-the-window job.
