After the drying
Mold Inspection & Testing in Aurora, CO
An independent assessor confirms whether the assembly that got wet is actually dry, whether growth started while it was not, and how far it reaches. An inspection after a water loss confirms whether the assembly that got wet is dry now and whether growth started while it was not. Readings are taken in the material, cavities are opened where the readings point, and the result is a written scope of what is dry, what is not, and what has to be corrected for the repair to hold.

On this site, inspection is the last check of a water job rather than the start of a separate one. Most people reach this page because something was wet, was dried, and a smell or a stain came back. The inspection answers whether the material is dry now and whether anything grew while it was not. Nothing here is medical advice; questions about health are for a clinician.
Often needed alongside
- Mold Remediation
Growth and the material it grew into come out under containment, what remains is cleaned, and the assembly is dried and read before anything closes it in.
- Structural Drying & Dehumidification
Sealed air movers and dehumidifiers bring framing, subfloor and drywall back to a measured dry standard, with daily readings logged from inside the material.
Frequently asked questions
Water came through the ceiling in July with no rain. What happened?
Most often a roof-mounted evaporative cooler. They sit above the ceiling and carry a constant water supply, so a stuck float or a blocked drain sends it straight down into the ceiling cavity. The wet insulation is pulled, the ceiling is opened along the wet framing and the bays are read, exactly as for a roof leak.
The wall feels completely dry. Why is the equipment still here?
Because with this little moisture in the air, surfaces finish far ahead of framing. A wall face can be dry to the hand in a day while the stud behind it still holds water, and that gap is wider here than almost anywhere. The endpoint comes off a meter in the framing; how the room feels is not a usable signal in this climate.
Six months of freezing. What does that do to the schedule?
It stretches the season when losses start rather than the time they take to dry. For half the year any unheated bay can split a line, so the causes are plumbing rather than weather. The compensation is that hard heating makes the indoor air extremely dry, so an opened cavity with the wet insulation out gives its moisture up quickly.
